A 3D room scanner app can produce a measured floor plan, a textured model or a visual walkthrough. Start with the file you need: a model that looks convincing is not automatically a dimensioned plan you can use for a renovation.

Choose the Output Before the App
- An editable floor plan: start with Room Scanner, magicplan or Metaroom. Compare how you correct walls and openings, organize floors and export the drawing.
- A textured model of a room or object: investigate the relevant Polycam, KIRI Engine and Scaniverse capture modes. A visual reconstruction does not necessarily include editable room boundaries or a dimensioned plan.
- A property plan or survey report: check the document as well as the scan. Room Scanner supports branded property plans, photos, notes and survey information; choose which details belong in the version you share.
- A plan without a LiDAR device: Room Scanner can create rectangular and L-shaped rooms from dimensions you enter. For automatic camera-based capture, check the other providers' device and mode requirements.

A saved example living room opens as a 2D plan with dimensions, a sofa, an armchair, a coffee table, a desk and chair, a rug, plants and storage. The view switches to 3D and rotates to show the furniture layout, then returns to the measured plan. The PDF export preview is opened and the completed PDF appears in the iOS share sheet.

These methods can be combined. Choose the capture mode and output together: a textured mesh, a Gaussian splat and an editable floor plan serve different purposes. Check the deliverable in the software where you intend to use it.

From a LiDAR room scan to a usable document
- Capture and correct in the app. Scan with a supported LiDAR iPhone or iPad, or enter a room's dimensions manually. Review the outline, openings and reference measurements before arranging furniture or preparing a report.
- Choose the document for the recipient. A dimensioned PDF suits a layout discussion. A branded property plan presents the selected floors together. Survey reports can include evidence photos, notes and wall classifications. Review the selected content before sharing.
- Continue in My scans after iCloud sync. Sign in with the same Apple account to organize projects, edit supported labels, measurements and survey details, and create reports in your browser. Use the native app for capture, advanced geometry editing and additional formats such as USDZ, DXF and SVG.
My scans shows its refresh status. If a saved scan is missing, let the app finish uploading to iCloud, then refresh the browser workspace. Photos and other attachments may need a separate retry. Our frequently asked questions explain the native and web workflows.
What Accuracy Can You Expect?
There is no single accuracy figure that applies to every phone, app, room and export. Capture conditions, reconstruction, editing and your measurement reference all affect the result. We have not measured the apps in this table under the same conditions, so this guide does not rank their precision.
A 2021 iPhone LiDAR study reported results for small objects and a coastal cliff. Those experiments do not establish the accuracy of a complete floor plan made with any of the apps compared here.
Use an independent check before relying on a dimension:
- Pick dimensions that matter to your task, including the relevant openings and clearances.
- Measure between the same reference points with a suitable independent tool.
- Compare the measurements, investigate differences and correct or recapture the plan as needed.
- Export the file and check its units, scale and labels in the receiving software.

Do You Need a LiDAR iPhone?
You need a LiDAR-equipped device for a LiDAR capture mode. Check the exact device and operating-system requirements on the provider's listing before installing or subscribing.
Room Scanner also lets you enter dimensions for a rectangular or L-shaped room on a compatible device without LiDAR. That creates a plan from measurements you supply; it is not automatic scanning. Photo-based capture is another option for visual models on supported devices. Pick the method that produces the output you need.

Can I 3D-scan a room without LiDAR?
Some apps reconstruct a space from photographs or other camera capture. For a floor plan, you can also enter independently measured dimensions in an app such as Room Scanner. Manual entry and automatic scanning are different workflows.
What is the difference between a 3D room scan and a floor plan?
A 3D scan represents a space in three dimensions. A floor plan shows it from above, usually with walls, openings and dimensions. Room Scanner produces a plan and model from the same room data; check that the exported representation contains what your recipient needs.
How long does it take to 3D-scan a room?
Allow time for preparation, capture, processing, measurement checks, corrections and export review. The total depends on the room and workflow. This guide has no timed comparison that supports a fixed minutes-per-room promise.

Can I export a 3D room scan to CAD?
