Start with what you have and who will finish the drawing. The capture method is only one part of the work: room connections, labels, measurement checks and export review still need an owner.

For an existing property, preserve the distinction between the current layout and a proposed design. Adding furniture may help explain a room, but it should not obscure doors, access routes or the dimensions the reader needs.

Create a listing floor plan with Room Scanner
1. Agree on the output before the visit
Ask whoever publishes the listing for the accepted file type, image dimensions and required labels. Decide whether the deliverable is one plan per floor, a property overview or a separate 3D model. Establish how dimensions and floor area should be described before using them in marketing material.
2. Capture the rooms and review the connections
Use LiDAR capture on a supported device, or create rooms manually from measured dimensions. Review the outline and openings while you can still compare them with the property. 3. Check the measurements needed for the listing
Compare important dimensions with independent measurements taken between the same physical points. Record discrepancies before editing. Do not assume that a file which opens in your own app will work in the publisher's system. Send a sample early and inspect the final uploaded image for cropping, compression and missing labels.
Floor plan checklist before publishing a property listing
- Coverage: every intended room and floor is included, with consistent names and no duplicated or missing spaces.
- Geometry: doors, windows, stairs and room connections match the property; proposed changes are clearly identified.
- Measurements: important dimensions have been checked, units are stated and any approximation is described appropriately.
- Area: the boundary and calculation basis are understood. A scanned internal floor area is not automatically the same as the area used in an existing property record or advertisement.
- Readability: room names and dimensions can be read on a phone, and furniture does not cover essential information.
- Privacy: remove internal notes, unnecessary photos and personal details from the material intended for public sharing.
- Handover: open the exported file, check the listing preview and record which version was reviewed and by whom.
A floor plan communicates the layout. It does not establish a building's structural condition or replace a professional survey where one is needed. Keep source measurements and the editable project so that corrections can be made without starting again.
Questions about real estate floor plan apps
Is a 2D or 3D floor plan better for a listing?
Use a clear 2D plan when the reader needs room relationships and dimensions at a glance. Add a 3D view when it helps explain a layout and the publishing channel supports it. Check both at the size buyers will actually see, rather than judging only a full-screen editor preview.
